In the past few weeks, we looked at local home renovations under 30K and 40K. Now, we bring you the last instalment in our budget home renos series—home makeovers that cost less than $50,000.

41K budget

Richfield Integrated maximised the space in this 485 sq ft condo with a renovation that prioritised custom furnishings in every nook and cranny. As the home is fairly petite in size, store-bought furniture would have made it appear even more cramped; custom carpentry like the feature wall with hidden storage and extendable dining table allowed the condo to breathe and the homeowners to make the most of the space.

Comfort played a significant role in this renovation as well, with the design team crafting built-in bench cushions for the custom seating areas around the home, as well as bed frames with pull-out drawers and plush, padded headboards.

45K budget

Cozyspace was asked to turn this 990 sq ft, 4-room BTO flat into a PS Cafe-inspired home, incorporating a host of practical updates in the process. In the living area, the standard flooring was replaced with vinyl laid out in a herringbone pattern for added visual interest. The designers also crafted a window settee at the side of the room and carried out electrical works to fit the new lighting position. The walls were similarly given a fresh coat of paint.

Moving on to the kitchen, new monochromatic tiles were laid out on the floor and the backsplash was clad in marble, while the existing wall tiles were covered with cement screed. New kitchen cabinets were constructed and embellished with gold accents and matching golden knobs.

In the study room, the main upgrade revolved around the homeowners’ display cabinet, which showcases a variety of figurines and lends the pared-down room a touch of personality.

Both toilets in this home saw a tile overlay across the floors and walls, as well as a handy glass partition for the shower, new cabinetry and essential plumbing works.

Finally, the main bedroom was fitted out with a custom wardrobe and a platform bed, as well as new vinyl flooring.

46K budget

This 1,011 sq ft, 4-room BTO flat was given an industrial aesthetic with a void-deck inspired hole-in-the-wall feature. Blend by ImC incorporated this feature into a false wall made of plywood and finished with cement screed, then added some storage nooks to make it more functional. The flooring in this area was clad in black porcelain tiles from Soon Bee Huat.

The dining area was fitted out with a small balcony cum indoor garden. This space boasts wood-look tiles and a low plywood plank with mild steel legs for lounging, working and gardening. On the dining side of the room, exposed electrical trunking and track lights evoke the industrial aesthetic once more.

One of the original bedrooms was hacked away to make space for a larger living area, which now sports a custom-built, wall-mounted TV console. The homeowners’ new bedroom was painted with a custom colour and equipped with low wardrobe handles to allow the homeowners to reach comfortably.

47K budget

Renovated by Brim Design, this 1,750 sq ft condo was fitted out with plenty of custom carpentry. In the living area, a craft stone feature wall and a custom mirror give the space some personality and help it to appear larger than it actually is.

The bedrooms were given a serious makeover with re-varnished parquet flooring and false ceilings, as well as a fresh coat of paint.

Last but not least, the condo’s balcony was clad in new wood decking for a more inviting ambience.

48K budget

Ju Design Studio breathed some life into this 990 sq ft, 4-room HDB flat with an industrial design theme and lots of eye-catching features. Hacking and painting works were skilfully carried out throughout the house and the space was even fitted with some brand new doors to match the overall aesthetic.

The kitchen and bathroom were clad in new tiles and the bathroom received some plumbing updates too for the sake of long-term functionality.

In the living and dining areas, the design team incorporated new carpentry with custom glass fronts, as well as a new dining table with a chic, low-maintenance glass top.

Conclusion

Having reviewed home renovations under 30K, 40K and now 50K, what we’ve learned is that you can essentially get all of your basics for under $30,000; this includes carpentry works, painting, feature walls, sliding doors and partitions, vinyl flooring and even the occasional platform bed.

For $30,000 to $40,000, you can throw plumbing, electrical works, lighting installation, artificial green walls, tiling and hacking into the mix.

Up the budget to $50,000 and you can incorporate new flooring for the whole house, hacking of multiple walls, window and window grille replacements, new doors, custom extendable furniture, false ceilings and decking for the balcony.

In conclusion, if you just need to freshen up your home with some paint and extra storage space, a 30K (or even 20K!) budget will be more than sufficient, but if you’re looking for more intensive updates, you may want to set aside a larger budget.
