Asia’s Future Cities Through the Lens of the PropertyGuru Asia Property Awards 2025

The 20th PropertyGuru Asia Property Awards Grand Final presented by Sub-Zero & Wolf SEA concluded on a high note in Bangkok, bringing together Asia’s most influential developers, architects, and designers to mark two decades of industry excellence. Held at The Athenee Hotel, a Luxury Collection Hotel, Bangkok, the Grand Final crowned the Best in Asia across more than 90 categories, a culmination of a year-long awards journey spanning 13 markets across the region.

IOI Properties Singapore awarded Best Office Architectural Design (Asia) for IOI Central Boulevard Towers, recognised for its commanding skyline presence, structural clarity, and well-resolved architectural response to Singapore’s evolving CBD.

Continuing the accolades, IOI Central Boulevard Towers also received the Best Office Development (Asia) award, recognised for its integrated planning, high-performance workplace design, and contribution to Singapore’s next-generation business district.

The evening reflected a clear shift in what defines success in today’s built environment. Beyond scale and luxury, many of the winning projects pointed towards long-term value: sustainability, connectivity, multi-generational living, and people-centric design.

Among the standout winners, Henderson Land Development Company Limited took home Best Developer (Asia), with its ultra-luxury project The Legacy – 8 Castle Road also securing wins across development and design categories. The project exemplified how heritage, craftsmanship, and modern living can coexist at the highest level.

Malaysia emerged as the strongest-performing country this year, securing 17 Best in Asia titles. Developers such as JLand Group, MTD Properties, and Faire Development were recognised for projects that prioritise affordability, township planning, and future-ready communities, signalling how design leadership can scale across different market segments.

Indonesia followed closely, with landmark mixed-use and township developments taking the spotlight. Thamrin Nine by PT. Putragaya Wahana stood out for its ambition and urban impact, while Sinar Mas Land continued to set benchmarks in large-scale master planning.

Projects such as Parktown Residence and Upperhouse at Orchard Boulevard reinforced the city’s reputation for refined, high-density living that balances architecture, interiors, and long-term liveability.

In addition, Parktown Residence received the Best Architectural Design (Asia) award, recognised for its cohesive architectural vision and considered approach to contemporary urban living.

IOI Properties Singapore secured multiple wins this year, with IOI Central Boulevard Towers recognised for office development and design excellence, alongside accolades for W Residences Marina View. The honours underscored the group’s strength in delivering large-scale, design-led developments with lasting urban relevance.

Design excellence was another key narrative of the night. Practices including Benoy and Lead8 were recognised for pushing boundaries in retail, mixed-use, and hospitality design, underscoring the growing role of experiential and human-centred environments across Asia.

Parktown Residence awarded Best Condo Landscape, recognised for its thoughtfully designed outdoor spaces that enhance liveability, greenery, and the residential experience.

Upperhouse recognised as Best Luxury Condo Interior Design, celebrated for its refined detailing, material sensibility, and elevated approach to contemporary luxury living.

As the awards marked their 20th anniversary, a clear picture emerged of where the region is heading. This year’s winning projects point to an evolving property landscape across Asia, articulated through projects that prioritise thoughtful planning, sustainability, and resilience, with cities designed to remain meaningful and liveable well into the decades ahead.
