Home to a retired father, his son and their two cats, this 4-room BTO flat was transformed into a luxurious, minimalist abode that yet feels inviting. Notion of W’s Grace Chua made sure to prioritise a spacious, roomy layout to allow the son to host his fellow gamer friends without the home feeling cramped. The earthy colour palette and many wooden accents furthermore help to balance out the cooler tones in the flat, keeping the space relatively cosy.

As this area of the flat had some unsightly aircon pipelines running through it, Chua decided to opt for a false ceiling with a twist to cover things up. Lowering the entirety of the room would have made the surroundings feel smaller; a partial false ceiling allowed the room to breathe and appear more expansive instead. The sleek curves help to tone down the change in height for a subtle look that yet effectively demarcates the transition from living to dining
A wood-look feature wall spans the width of the living area opposite a classic leather couch for a cosy atmosphere. Matching the asymmetrical style of the false ceiling is a unique TV console topped with a purposefully off-centre slab from iQuartz.
Dining and kitchen
A custom-crafted dining table cum kitchen island makes for yet another asymmetrical element in this BTO flat. Topped with KompacPlus and fitted with a powder-coated stand, this set-up suits the contemporary and somewhat experimental look of the home better than a traditional dining table would have, doubling as a sleek centrepiece for a luxurious interior.
The study is not just a space for the son to play video games and wind down but also where he gets to display his golf trophies and coveted knick-knacks, requiring the design to be minimalistic enough to let his personal items take centre-stage. The desk was customised to be extra wide and fulfil all of his gaming needs, while the cabinetry was crafted specifically to store his book collection.
